Short version, most people who treat it like a side hustle fail because they don't have enough time to dedicate to it and trust others when they shouldn't.

I’ve read and explored a lot and was open to the idea of investor partners or people who go in on the deal providing capital and you handle the rest. 

The only issue we did have was unwanted people living there who were not on the lease.I am not sure on the specifics in your state as to evicting these people in case that you need to. 

Lastly in taking the CI training we soon discovered that it is a gigantic sales pitch for more money and products that are never delivered.

I've seen some people saying it's back below 2018 levels, but I can't confirm that myself.
