Find someone local to show the property daily at various prearranged times or set up specific dates and times for open houses (don't be surprised if those committing more than 24 hours away don't show - for example I figure someone calling on Monday for a following Saturday open house has a less than 10% chance of showing.

@Suzanne O'Brien, i would always recommend a late fee after the 5th as well as a daily late fee from the 5th on.

@Tony TibbarSince you don't qualify for the HO deduction under the IRS rules, you are out of luck.The general rule for when you do not have a regular office (you can find it here) is:You can’t deduct daily transportation costs between your home and temporary work sites within your metropolitan area.

Hi Chris,Thanks for the feedback.I'm not sure if you saw this or not, but all of your Flip Results feed over to an Investment Packet Builder which is a 'printer friendly' version of your analysis that can be shared and by this Friday printed to PDF 🤞Our Estimator is pretty detailed, so we will likely add a 'Quick Estimator' to the Flip Analyzer at some point.The Task Manager is meant for managing daily tasks and to-dos.
