1st time investor looking to do a SFR or MFR in OKC

Hi all!

Living and working overseas in India but will be stateside April/May. Really wanting to get my feet wet in real estate investing and get that first deal under my belt. Started BP's "How to invest in real estate" by Josh & Brandon about 4 days ago and should finish reading today and have been learning and researching on BP over the last month. I'm thinking a SFR or small MFR with buy and hold strategy would be a great start for me. Have $30,000 in capital to invest for first time.

My questions are:

1) What areas in OKC have a high floor for a first time investor (NW OKC, Village, near Hefner or Overhulser???)

2) Anyone know a good agent who knows the market and also invests in SFR in OKC?

3) Am I wasting my time simply searching Zillow for deals? Is Redfin or Realtor a better platform? Should I try different tactics for searching for deals? It’s difficult searching being remote in another country

4) Would you all discourage a BRRRR strategy since I probably won't be around to facilitate the rehab? (however my father in law would be and has offered to property manage for me)

No need for a person to respond to every question unless you have suggestions for all but I would appreciate any advice you all could give a newbie.
