House Hack in Houston

Hello everyone,

This is my first post on BP. I’m looking to do a house hack in the Houston, Texas area. I am a newly licensed real estate agent and have a pretty good knowledge base of analysis and valuation principles. I’m having a hard time finding any deals here. I have access to the mls, but there seem to be few multi-unit listings and IMO none of them are worthy deals. So, my questions are: How do I find the first deal? Do I just keep looking and waiting for new listings? Do I try direct mail? Do I wait for the market to decline?
