The mobile on it has not been cared for and cannot be converted.

I had a mobile home park brought to my attention this week from a family friend of mine.

The enforcement of that law would likely only occur in Class A areas where most of the homes are owner-occupied or in situations where someone tried to turn a modern home (one that that hasn't historically had multiple tenants) into dual units and upset the neighbors in doing so.So long story short you are probably fine renting both, but when you are riding that fine line there's always the potential for an issue.
