I also think that those "outside factors you have no control over" that contribute to a neighborhood improving have been a guessing game, but are actually able to be tracked because of advances in technology over the past couple of years.

I also found that my larger homes were getting more attention on VRBO and I was able to get paid in advance (cash is king), whereas Airbnb sits on the guests cash until they have checked in, then it takes even a few more days for them to transfer the funds to me (or you can pay them to send it earlier - BS in my opinion). 

They're in your neck of the woods and very well respected in the industry. 

I think this is an important point to consider if you're looking to invest and be involved in the RE industry long term.
