While real estate agents (buyer's agent) can negotiate exclusivity on a deal-by-deal basis, I cannot imagine an investor signing an exclusivity for multiple properties or a market.     

Though I imagine one is preferable. 

The area I feel is pretty safe, but given that it's a high density area, I can imagine how the incidence of crime in a relatively small area would be higher (but relative to # of people, likely lower).

Some of the richest people I know are in the insurance game and I imagine that some sort of insurance reform is due.  

Say: flyer, phone call, door knock or whatever it is you can imagine. 

btw- for those who say put some wording in your add- I imagine you have never rented an apartment with a no pets provision.

If this deal was financed, under RESPA rules, I believe it would technically be illegal for you to pay the title company anything related to this transaction outside of what was on the HUD-1.Of course, I can't imagine anyone having an issue with $40 changing hands, but it's still weird.
