If she wanted me to reimburse her for overdraft fees, I would tell her to fly a kite.

Even if you tried this and you found an investor to go for it, and the value derived this way were more than comps would come out, it still would not likely fly if the investor were purchasing with a mortgage since the bank would order an appraisal, and the appraiser is going to go off of sold comps, and if the appraisal doesn't come in they are not going to be able to get a mortgage based on the full over market value sales price.

Definitely would love to be a fly on the wall for multiple deals in multiple states just to hear how it’s all dealt with, ignored, responded to, etc.  

They aren't interested in dealing with every "fly by night" operator.

roof spotters is who I use if I need a "legit"  roof.. there's bunch of fly by night people out here.. but you get what you pay for.. 

His work is excellent though Not to long ago he had to clean up a poorly incomplete job that a fly by night had started for an investor.

or the cash to go to Europe for another week every year, or start that dream business that you put away when the real world hit you, or like so many around here, buying a small plane and flying for fun.

I want him to be my eyes and ears on the ground, learn the trade and invest if he is comfortable.Once i narrow down on few properties, will fly down and decide.

They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO.If they do NOT own the property or are not licensed they are operating as unlicensed brokers which is a 3rd degree felony in Fl. I
