also the more of these properties that are fixed and rented and kept in good shape will turn grade D neighborhood to a C,B neighborhood and raise the value of properties throughout the city. in my eyes warzones don't exist just untapped opportunities to build better communites.

Just pay your GC to fit in a new one and patch the drywall when complete.As you mentioned, this is a tiny detail...it's good to keep an eye on costs, but not good to nit pick every last dollar spent.
