A listing broker can fill out a contract generally where they are transactional and do not represent either side, dual agency ( representing both sides but not allowed in all states ), representing one side as a client and then the other side as just a customer performing ministerial acts only. 

I don't believe in having my past customers sell me in order to get the job.

The other customer is the end buyer.  

Find out from their customers who they use and call them up and see if the attorney can help. 

I customized the graphics of google maps to highlight schools, big businesses, parks, hospitals, government buildings, and so on.

@Steven Hamilton II I disagree they can charge it to their customers because they have a contractual relationship with them but they can't charge it to a third party.  

Perhaps a customized contract is drafted, or an addendum is added trumping that language?)

Plus desktop version is much faster and easier to cut checks,  and has better reports and more options to customize reports.  

I'd suggest no "custom" places - checkout the big box places like Home Depot like places.  

Every locality has different customs.
