For example, getting charged dump run fees even when we leave trash on, every 2 week lawn maintenance while empty, extensive paint jobs (and doesn't leave a gallon for touch up), high cleaning fees (even when we paint the whole house and change the carpets in all rooms), petty itemized things like installing a doorknob or air vent.

@Jeri HerreraThe only tax benefit I can think of that you get on commercial property that you wouldn't on residential property is Section 179 expensing categories that allows you to 100% expense roofs; heating, ventilation, and air conditioning property; fire protection and alarm systems; and security systems.

(escrows get there own account, and are not commingled)4) I setup automated transfers out of individual savings accounts and into either the checking account, or another bank, for fixed recurring expenses (eg: insurance, mortgage payment, HOA, etc).5) For non-fixed payments (taxes, utilities, repairs, etc), I simply transfer from the savings to the checking and make the payment.6) I collect all my rent through cozy, which auto-deposits into the checking account.

@Marty SummersI don't see any problem with it if they are paying the bill and as long as the air conditioner is connected to the electric outlet with the correct amperage able to handle the load.
