Hi Chrissy,A couple of years ago I did a cash out refi on one of my rentals with United Wholesale mortgage. 

I first got introduced to Tax Lien/Deed investing about 2 years ago, I've bought a couple books to further my knowledge and while they have been very insightful, I feel like I'm stuck at this one spot; getting started, or making that first investment.

We may use a property a couple weeks per year, so we're looking relatively close to home (within driving distance).

After diving into LTR in SFHs for the last few years, we are interested in purchasing a home (preferably lakefront or lakeview) with dock access on Table Rock Lake. 

Are you into the hands-on management, or prefer to oversee from a distance?

The couple is divorced. both names on the mortgage. went to auction for foreclosure now. some equity for the owner probably still in property. existing/defaulting FHA loan at a low rate. 

So far the benefits of the standard brokerages dont outweigh keeping my commission to utilize for CRMs and such that I prefer over theirs.

So we have a couple options that we're considering as we have access to both NV and TX markets that we would love some insight on:1. 

Purchase price: $160,000 Sale price: $263,000 New construction built to live in and sell after a couple years.
