I'm an investor, and I also own a real estate brokerage and property management company, and can tell you I do not recommend Wise Agent.I too am researching CRMs and was recently turned on to Zoho by a very trusted source.

@Misook FoleyTypically a bank will not release one of the lien holders and a refinance would be necessary.As part of the settlement agreement the court may order the property and or the debt to one of the parties but again that name is not releasedOther factors do come into play such as what state it was in as some states have different laws regarding equitable interest etcI would speak to your divorce attorney about this and see what can be done

@Ming Li HerreraRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

For example a younger person with only a few years of credit history with a $100 written off cell phone bill from when they switched companies will have a bad score because they don't have enough history to offset that small negative.

If you are closing outside a title company, which it sounds like this is the situation that you are in, you would simply need to ask an attorney for a note and deed of trust, (once you have completed your 1st transaction, I would ask your title company for a draft Note and Deed of Trust).Once you execute the Note and Deed of Trust, and have it notarized, you simple take it to your local county clerk to have it recorded, the Deed of Trust will have the mailing address of the lien holder, and the original will be mailed to them in 1-2 weeks.Hope that helps, Dustin

The other is to buy the property from them which the title company will need to get current title holder to sign off on deed once they are paid off

There are a couple of larger management companies out there that have a majority of the market share, and they are usually the ones listing the properties, so who knows how accurate those projections really are?
