I have a buddy that owns a company that buys these judgments ( mainly credit card). they buy them for 5 cents on the dollar wait until 9th year 11th month and by then the creditor has long forgotten about protecting the assets and they are able to settle these and make pretty nice returns.. on a % basis..

Everything is up for negotiation, and the tough part is its hard to get with the owner, especially if they don't log in to answer your questions; stinks you can't contact them directly, though some of my note investor buddies have had good luck on there; i have not, yet.

I was talking to a buddy that buys a lot of rental properties and he told me he would sell it because the cashflow isn't that great and it would be more beneficial for me to have the tax free profit from the sale.I am hesitant to sell because I am self employed and holding onto property seemed like a good way to help secure my retirement when the time came.
