It's quiet in here

I attended the NHREIA meeting last night and learned quite a bit. Mostly that once the listing hits MLS it's not really going to be a good deal.

Where are the wholesaler's in NH??

Every area is different. But when you say that there are no deals to be had on MLS, you might need to take a longer look. There have to be several successful investors in your area. And I would be curious to know if any of them ever buy anything on MLS. I'm sure some have the model that they only buy sheriff's sales or from distressed sellers. But I'd be surprised if none of them buy any houses off MLS.

The trick with MLS is that you have to be ready to jump fast when an MLS listing "becomes" a deal. Either the house is priced super low for no reason or maybe the bank just decides to discounting it a large amount to get rid of it fast. But there are a lot of times when an MLS listing becomes a good deal and you have to act fast to take it down or someone else will.

I would definitely agree that there aren't a basketful of great deals on MLS sitting there to be plucked. But I think there are more deals there than some people realize.

I've got a buddy that invests in one of the areas I'm in and he's always saying how there's just nothing out there. But I've been hitting a house a month for about the last two years and everything I've picked up has been on MLS.

I would say that of them were just keeping an eye out for the discounts and/or under pricing.... Thats not to say that every area is like that. But I would just be very hesitant to say there are no deals on MLS today.
