They uploaded pictures recently and the house needs serious cosmetic help - nasty carpet, floors, Dark paneling, dark cabinets, over grown yards, dead trees, etc.We've been asking the listing agent about it and she said they're getting bids for repair work.

Three people and two dogs were approved, but  now there are five people and four dogs, including at least one great dane, some of which have dug up the yard extensively and done other damages to the property.  

Last month they asked me to get a company to come out and take care of weeds in the yard, since they were very bad.

Under this clause they can have 500 people over for a party if they want to, but they can't allow the neighbor to park his boat in the front yard, and they can't let Uncle Joe move in with them, unless they have permission.

I advertise on craigslist and put a for rent sign in the front yard.

We won't buy low end stuff (bars on windows, chain link fences in front yards, etc.), because that won't attract the kinds of tenants we want.
