I find myself in this same situation, I live in Boston area and the market is soooo expensive.

Regardless of the mode of transportation, humans don't like average commutes longer than 30 minutes.

They will know loggers who will come cut and transport off the property. 

We're in the suburban Boston market, ~25 miles from the city.

We have been investing locally in the Boston, MA market over the past 6 years.  

Looking at Texas myself for my next investment (I'm based in Boston) and I'm looking at the DFW area as prices are lower, lots of Californians moving to those areas still just like Austin, and there do seem to be a good mix of small multifamilies from my searches and discussions with folks in the area.

We chose our location further uptown in the Uptown/Garden District area so our main draw is the local restaurants, historic buildings, easy access to public transportation, and very safe area.
