I have newer properties that spec builders just through up and have issues with. 

And not being able to issue the deposit refund via Avail was the final straw for me.

We pulled every trick in the book, and the odor remains.Another issue is that when tenants violate one rule, they tend to violate more.

UPDATE:  After 4 days of back and forth with Airbnb CS, they finally decided to do the right thing and issue my payout for a reservation that a guest cancelled in the amount of $1,333.75. 

Note that Sec8 comes with added costs & issues due to bureaucracy and state of the HUD departments in the area.

The biggest issue with Stessa is that it sounded like they had very low transfer maximums(making it difficult to pay people) but it looks like they've improved a little bit on that.

I believe our team will continue to meet the level of service you expect in the future, but should you need anything or have an issue, please reach out. 

The only issue is of course it will be expensive to bring a photographer 3-4 times!

I expect there will be many more issues with these transactions moving forward. 

A weak team leads to guest complaints, maintenance issues, and poor reviews.
