My initial thought was if I go to the listing agent they will get a greater commission playing duel agent, now I'm wondering if that leaves me with no one looking out for me.My most pressing question: tomorrow I have 3 appointments with 3 different listing agents at 3 different properties.

I'm going to look at the houses tomorrow and will see what happens. 

Tomorrow I'm putting in an offer on a triplex (it will be owner occupied).

Appreciation is nice, but i am not a psychic and i don't know what the market will do tomorrow, I know people in California who lost millions in 2007-2008 speculating in California.

I'm not 100% sure re: the email/online version (we've been neglecting our NJ content and have been focused on other states)... but if you call the Treasury tomorrow, they'll let you know.
