Since your current portfolio is generating healthy cash flow, you might benefit from diversifying into an asset that provides a mix of stability and growth.

North (New York), Central (mixed) and South (Philadelphia). 

Or keep it as a rental and hold for that sweet ever growing appreciation. 

However, you could do a mix of both, for example you could create paid advertising to promote specials/rates, partner with a local restaurant to have some type of a collaboration that includes a free drink with a stay, or you could switch to longer rentals.

A plain STR stay agreement is going to be a problem for 30+ day stays. 30 days means tenant rights kick in in most municipalities and you don't want a squatter that will take a year to remove.Some folks on BP have been able to mix and match MTR with STR.

I have mixed feelings about this as I am of the opinion the government is generally not the best at administering things in the free market, however I have seen first hand some slum lording of STR's and unsafe practices.I think for now if you are in those TX markets you will have to play ball but I think they will keep pushing new rules on you until people push back.
