Is it legal to do an off-market transaction straight through the title company without using the agent? 

@Lee Falkenhagen no particular reason other than Cozy was recommend to me here on BP, and offers me the ability to complete more steps of my process than a straight money exchange program would (background/credit check, rest analysis/estimator, offers the tenant the ability to make service requests etc.).

Just a straight up swap.

If one is buying cap rate 3-4% class C in sunbelt with bridge loan 0.90% DSCR 80%LTV 4 years bridge loan that's almost guarantee one would lose money lol I meant the risk is just too high.Just think about it, what I dont like is there're just so many GP that they can't even think financially straight.

If you are looking at a straight rental use a dscr loan.

There is latitude, but there are rules and guidelines.Can't be emphasized enough that it's best to get started with straight-shooting advisors & service-providers from the get-go.
