I reckon a VA Loan CAN be a spectacular deal - but ONLY if attached to a "spectacular deal"!

Not necessarily on the borrower side but on the Money side to fund our business pursuits.. and of course like anything real estate related.. we have had spectacular wins and some Dud's..

The townhome angle is intriguing because I see nice, but not spectacular, 3br townhomes in good areas renting for $3500-4k/month. 

There is really no space to expand that much more, because the coastline is limited.

Golf cart rentals with an STR are quite normal along the southeast coastline.  

These areas rent well and don't need spectacular amenities, they just need to be solid, well kept homes or apartments. 

I would have to have some really spectacular explanation as to why someone was evicted.

You aren't likely to see massive amounts of appreciation, but you are also less likely to see spectacular bust cycles like in other markets, as those three tenant sources aren't going anywhere anytime soon.

Nearest coastline is an important factor, as well as neighborhood the property is in.
