I have a feeling this trend will prevail in blue/purple states, not so much in red/business friendly States that are averse to overreach and overregulation by the government.  

Huge red flag. 

Your tenant doesn't want to pay by the first, so that's a red flag.

Don't answer/engage if they are repeately bothering you, which is another red flag and negative on our scoring system. 

They then found out the basement was rental that all they had to do was paint it red and they had another rental. 

Second, the neighbors accusations mean little to me except as a red flag to look into something.

I'm going to go with the other posters who bring up the red flags about them and assume they may not be legit.

Beyond that, I remember being a hotel guest when I spilt a bottle of red wine on the room's bedding and the hotel didn't bat an eye.

The benefit of the outskirts of town: easier to find new place to build, land is cheaper, still in the path of gentrification and appreciation due to proximity to SLC market, no HOA to deal with, much less permitting and red tape, and these lead to new builds, which has the benefits of maximizing costseg and minimizing maintenance and repairs because the build is brand new.Happy to discuss by videoconference if you want, and I can pay you for your time.
