There is no shortage of information on this site to learn from.

However, other park operators have done well by rehabbing older homes (assuming the needed repairs are less than $15,000)...in the end, shelter is shelter—especially with the shortage of affordable housing that is available. 

@Chris Munichiello The crystal ball isn't exactly my thing, but given the *severe* shortage of homes on the market, I expect prices to continue to climb in the short to medium term.As of Q4 2018, Suffolk County (Boston) was down to a 1.3 month supply. 

The upside to that is that once you find a deal, you should be able to sell that contract quickly as there will be no shortage of buyers/investors.

Not ideal, but could be student rental in my area as there is a shortage of housing for students at the local college.

In my opinion, one of the shortages in the industry is skilled workers--handymen and contractors.

There's a huge housing shortage in my area so finding a tenant won't be a problem at all.

Tell them you have talked to buyers interested in that area, but there is a shortage of nice homes.
