@Noah Cull if you are looking to BRRRR talk to someone that you can refinance out with prior to purchasing the property, see their terms for a cash out refinance and what they require time wise so you can pay back your nice friend promptly

If they don't review after that, I give a day or two (depending if there's a holiday, weekend, etc.) and then I review them to give another prompt.

Very responsive, cut checks in a timely manner, have plenty of repair folks on staff to take care of work orders promptly, AND physically inspect all properties bi-annually to ensure tenants are following rules and taking care of property. 

For instance, if a plumbing problem requires an emergency visit that costs you $300, maintain that receipt and provide a copy of it to your tenant so that, if necessary, it can be shown that you addressed the matter professionally and promptly.

I recently had an encounter with an ESA situation at one of my rental properties that prompted me to do some research.

And we always pay very promptly. 

New tenants need to be adequately screened, tenant requests and work orders must be addressed promptly, vacant units should be marketed and turned over quickly, and all common area amenities must be maintained.

This run was about 60 ft, but overall was pretty simple.In terms of timeline, my inspectors are always prompt, and often can come next day once called.  

Further, Tenant shall promptly give Landlord a written statement of any incident where tobacco or marijuana smoke, or vapor from an electronic cigarette, is migrating into the Tenant’s dwelling unit.E) Smoking Violation.
