I cant find anything online in regards to how much this will affect commercial loans or if this is just one of the many other questions asked that goes into the pot to help determine over all risk of the loan.

Staying in a house for 20 with no large pots will sour your stay.

You need a realtor to represent you; as a buyer, you don't pay commissions so why not add the bench strength.

We have a standard list of things that we keep in our 22 furnished short term rentals.  4 rolls of tp per bathroom, 3 bars of Ivory, 8 pack of deodorant soap.One towel for each bed, plus a few extra.Linens for all the beds, plus a spare set.Kitchen has dish soap, paper towels, pot scrubbing pad, dishwasher detergent, laundry detergent, bleach, cleaning supplies, and a 4 pack of light bulbs.Outside is propane or a small bag of charcoal for the appropriate grill.My cleaning lady does the work for free.  

A way to make coffee is also a must, whether it be a Keurig or a $20 coffee pot from Walmart.

I'd recommend running the numbers on her current home as a rental and bench-marking the return on it relative to other rental properties or investment alternatives to determine if it is a good investment

. :)  Other wise licensed agents have ethics they must follow.. wholeslers don't its wild west and let your conscience be your guide.. so for me its a little bit the kettle calling the pot black when wholesalers take pot shots at Pay for guru's LOL..

You just should not treat them as one pot of money.
