I guess my fear is ones we gave them a notice, they might postpone and delay the closing process, since they do not have an incentive to do their job fast and find a new tenant.

If this had been a Sheriff Sale the attorney handling the foreclosure would have done the research (had somebody do it) and if could not find the lien holder would have postponed the Sheriff Sale until the next month.

I plan to call all the escrow offices until I find who is closing and let them know there is a 10k+ issue and hope they will postpone until they can get it all sorted out and by then I should have something filed.

Based on what they are paying, I'm guessing they are buy and hold investors that are hoping for some appreciation in the long term.For every successful winning bid there are literlly dozens of hours involved for drive-bys, tracking of postponements and cancellations, due diligence research, etc.

The sale is actually postponed until lifted by court order, not cancelled.

I would say as a whole BOA is pretty easy to work with and they are diligent with postponing short sales that are in review for a short sale.
