If you lack the funds to flip any other way, go for it, but do understand it's not a business model for long term success. 

Some of those programs require that the property is leased while others do not. 

Honestly we wanted to rent out our other unit in our other duplex and we loved the area.

Are there any lenders or resources out there that can provide DSCR loans or other types of loans that are less than 100K and don't require prior ownership history?
