It seems that again my timing may not be optimal but I'm looking forward to experience and hop to get my feet wet so I'm ready to strike when the iron's hot!

I'm looking to buy, rehab, and leave as little cash as possible in (through a refi) it while optimizing for cash flow.

But there are roofers that will work during the winter and you can put cement under a hood with a huge heater to cure it, but it isn't optimal.  

I realize that if I take a full year out of work and rollover during that year then the taxes would be less but what is the optimal strategy.

So, like a home, this is the optimal time to do a cash out refinance and get investors back a large part of their investment.  

But I also do not think that turnkey is optimal for C properties or below, there is just too much headache.

Any recommendations for reasonable lawyers that could help me structure the agreement with my uncle to ensure all our bases are covered, it's optimized for taxes, and that he eventually gets the income he is due over time for selling the property to me.As you can see, I have many questions and I know this is a huge project, but I'm committed and I know it's an amazing opportunity. 

@Andrew Savikas, I'm with you about finding the optimal number of notes to properly diversify.

For what it's worth, my home appraisal increased $10,000 as a result of a $6,500 plumbing "upgrade".For anyone who has ever had a well/septic setup, they'll be quick to point out just how much of a PITA they are to maintain and keep operational at "optimal levels".

There were portions that I liked and portions that I thought could be improved upon.I believe that group cohesiveness and openness are two keys to creating the best environment for people to interact whether they be someone new to REI, like myself, or the most experienced member of a meetup.I am curious...What in your opinion makes for the most optimal meetup?
