Out-of-state BRRRR Strategy

Anyone having success doing the BRRRR strategy or a close variant out-of-state (or long distance in-state, I suppose) while living in Austin? I'm primarily working on deals that will cash-flow nicely which is a lot easier outside of the immediate area. The BRRRR strategy is very appealing; I'm looking to expand quickly and do exclusively buy-and-hold. Any local insight much appreciated!

I have clients as far away as Italy that use this strategy in the Tampa Bay area. Rents are through the roof right now so buy and hold cash flow is great. Let me know if I can help.
