It's a good idea to spend a couple of hundred dollars to meet with a real estate attorney or foreclosure attorney and go over what you can and what you can't do in the state you want to buy foreclosures in.For clarity, there are stages to foreclosure.

I would find a loan officer that does both conventional and FHA renovation loans to compare which has better rates and terms for your situation.

I've also consulted with a lawyer but wanted to check if anyone else has ideas about how best to go about this. 

In the next 2 years, I'll be looking to purchase a MFR to househack. with the idea of reinvesting all of the cashflow to help scale.

If they do a lot of these, maybe they can help you talk through some ideas.
