I am a mechanical engineer by trade but currently hold a project manager position for small to medium capital projects.

Kitchen size is medium.

We just had a medium sized rainstorm and when I went out to the garage I noticed water leaking at least two feet inside the entire perimeter of the garage (only about 1/4" deep). 

The 3rd was an unexpected windfall, as I was able to increase rent by $900 :) Plus I have a new major renovation just about done, plus have another building recently emptied of old tenants, with medium renovations on the front burner.

Which medium do you feel most comfortable using?

The way we look at it is a website is just the medium.

It does, just make sure that one of the windows has a net clear opening of 5.7 square feet ( meets Egress ) if this room is 1st floor and is on a slab, it can be 5 square feet. have a minimum clear width of 20" and minimum clear height of 24". in other words it can't be smaller than 20" wide or 24" high but must have 5.7 sq' net clear opening

There is a mix of small to medium sized ranchers, cape cods, split foyers and colonials (850sqft up to 3000sqft) spread throughout with some mobiles mixed in. 

I came across a local developer who seemed to have a good reputation and a track record buying small to medium multi-families, doing some work refurbishing and repositioning the properties and flipping them in a couple of years.
