And if you live real estate and like working with people then for sure you should get your real estate license.The future of the market we cannot tell yet are you better in another business that may not be your passion.  

The question in my book becomes, can you find a place to live/rent cheaper than $2,200 knowing that you don't have to invest $100,000 to "create a living space"?

I am in NJ north and the biggest goal is to house hack to live rent-free or pay 300 bucks a month but know that it will cash flow after i move out. i have been looking at Philly since its closer and cheaper to me.

In addition to posting the craigslist ads above, I also put out Bandit signs saying - "Steal This Duplex - Live Rent Free" and when people would call, I would explain how they can rent out the other side to reduce their mortgage payments.
