Usually it's about 50/50 and you have to screen them out.I have found also that hiring someone for a few hours to stand with a sign at a busy intersection works well also.Another thing that works well is offering a referral fee to your existing tenants for someone that moves in.I would make a condition that the tenant being referred has to pay at least the first 2 payments on time for the existing tenant to get paid a referral fee.This usually deters your current tenant referring a bum who won't pay as they will never receive the fee.I ask when I get a call if the potential tenant has done a drive by or not.I found many once they drove by they didn't like the area or the buildings for whatever reason.So apartment and those other websites have better luck with bigger unit properties 50 or more than the smaller ones.This has just been my experience.

If you're near all the intersections of the city then there will be more rental opportunities but you'll need a property manager since turn over is much greater.

During the days when the Redbull games are on, crazy traffic - usually all the traffic lights are shut off and cops/traffic guys run the intersections - I try and avoid driving when a game is on.That being said, Harrison, I feel is a safe neighborhood - I would say most areas are B/A - not too much changes block by block.

An IRA can lend and receive interest so long as the transaction does not intersect with disqualified persons (yourself, lineal family, etc.).You can start with an IRA where the custodian acts as the processor and then upgrade to checkbook control in the future.

@Frank Hernandez   land in the path of progress is a very long time play.I have one that I bought in 1992 and it just got brought into the city a year ago.. but its still going through the development process probably another 2 years. and as long as the economy holds.. lucky for me the Indians built the largest casino in Northern CA. right across the street from me and brought in all the streets sewer water power etc. paid for the stop lights at the new intersections they built etc etc..
