Recently several people I know in the real estate arena are looking for additional cash flow opportunities and one area is in the area of e-commerce - there are several real estate gurus out there who are now pitching automated online stores.The premise - pay an up front fee of between $25,000 to $40,000 for their team to help you - set up your company, establish a credit card to buy product, build your online store and presence, research products, place them and market them on your store, sell them before you buy them, then using your credit and credit card, they buy them and fulfill the order to the customer.

So like on an FHA loan I could buy a house and fulfill the 1 year of primary occupancy and then rent it out with no issues.

I have certainly had bad experiences with property management companies not fulfilling their duties. 

This makes daytime investing hard on the sleep schedule but I cant expect someone else to hustle to fulfill my dreams.Currently playing: Grant Cardone's 10X Rule and it changes my mindset completely!

Yep I’m also a fellow rehab junky, it’s just so fulfilling.  

If your ultimate goal is passive income then a little sacrifice now can lead to a more fulfilling life. 

I'm hoping to use my license and get some experience/networking in real estate on a more limited basis while I take my day job as far as I can until/if it stops being fulfilling.
