Anyways, as you can see from the page in the web archives, the "Portfolio" tab of Nextlevelequity.com, as of July 2024, presents in such a way that I at least (and I think I am a reasonable person) walked away thinking that you are the underwriter/owner/operator of the asset known as "One18 Place" - described as a 236 unit apartment complex.Melanie asked you some questions in a forum post (actually, many forum posts) about whether you were the owner of One18 Place, and, in response, instead of saying "Yes, of course - I wouldn't list a property on my website's 'portfolio' tab unless I did, in fact, own and operate it!"

They were not terrible, some people would call them C minus, and it wasn't even that much about financial considerations at the time (appreciation was not a thing back then in Milwaukee) but just not what I wanted to own or manage, so I sold them to them tenants - after quite a bit of financial coaching to get them to qualify for a loan.My standard advice is always to buy the best quality property you can afford.

Maybe the reason you disagree with the dollars is that you are comparing a cash on cash rate of return with actual dollars.

I like umbrella because there is no worry of being pierced for inadequate separation of finances, if sued you have a heavy weight in your corner who has all the consequences of a defeat, and because usually it is reasonably priced (mine today is not so reasonably priced but I believe it is mostly related to the risks of CA).I do understand that the probability of needing the umbrella policy is low.
