The tenants still have power in the unit (i.e. other appliances and outlets are all working), but I don't want to neglect this and create a situation where a fire hazard may be present.My question is: is there any type of preventative maintenance (i.e. periodically add deox/other chemicals to support conductivity) or inspections I should be doing as landlord on the panel every so often?

I still have chemicals that can be sprayed on the shingles then pressure wash the roof and looks like new. there are many individuals in Florida that still do it.

I would not use an acid or any other harmful chemicals on it.If it were me I would tape/tarp/seal off the walls and floor and create a tarp-trough there in front of the hearty to contain any runoff water.
