Looking for some guidance on resources of how to begin analysis or how to build a business of this sort.

On market, $6,000 over ask offer and waived inspections due to the pristine condition of the building and garage.

I sold an apartment building and as I lived in the building was always there when my realtor showed it to prospective buyers. 

I did condo conversions for 2 years in Columbus Ohio on buildings older than 1950.

Ironically, these are often the best opportunities to build equity and find great deals.

If anything just buy motivating buyer lists or VA until you build your own buyers list.

Only with a definitive goal can you accurately assess your options.What I hear you saying is that you do want to build a rental portfolio. 

I realize that commercial investing is more in-line with my goals, so I have wiped my slate clean and ready to start over from the beginning.
