I've been married to my Beautiful wife Elizabeth Garrett for almost 2 Years in April.

I believe East Orange, Newark, and Elizabeth have/had a forgivable loan and/or tax abatement programs.

I am trying to put the property under contract that is off the market and there are other may be 10 investors also looking at it and making the offers.I know it is a lot of competition everywhere in New York City - Queens, Brooklyn and Long  Island. 

My wife and I bought a "full" size bed, rather than a queen when we lived in a very small place for this very reason. 

@Elizabeth Colegrove I agree, Anacortes is a nice area and I wish the numbers would work.

Or just stick my head in the sand and be happy with my purchase already  (BTW, my first mortgage is a 1 bedrooom condo in Queens that was under water when I first started my mod. but has since balloned to bing +50,000 in equity with rising home prices.

Since the market is tight here at the moment I have not yet been able to find a deal and will start expanding my search to similarly stable working class neighborhoods in other cities (thinking about Elizabeth & Rahway). 

At this point I'm considering either a cash out refi that Elizabeth suggested or primary residence rate/term refi.
