Living in Long Island but interested in Jamaica Queens

Hi BP Community!

I'm a 27 year old home-owner/entrepreneur living in East Meadow, NY (Long Island). I'm interested in purchasing my first investment property within the next year. I've decided that I'd like to invest in Jamaica, NY. I'm familiar with the area and it's one of the few areas in NYC that cash flows. I suspect property values will increase a lot in the next 5-10 years there as well (see http://gothamist.com/2015/12/16/jamaica_queens_rea... and other articles). 

Currently, looking for a  partial partner that has the W2 requirements. I quit my job last year and am running a new business full time. I was told a new business with only a few months on a tax return will be hard to get funding. Any opinions on this?

Looking forward to networking with NYC investors, specifically Queens. Thanks in advance!
