It’s like using a power tool with a safety guide, yeah you can get around the safety (loan qualifications, bank overlays) but unless you know what you’re doing, the alternatives (hard money, etc) could have you ending up with 9 fingers.

I also acquired the tenant which was extremely stressful in the beginning but happens to be the best tenant ever (fingers crossed).

I havent done a solo deal as of yet and crossing my fingers still on that JV deal.
