If it's a cheapo obscure named insurance company, they are known to be good at taking premiums but a nightmare to try to collect a claim from.It might be hard to get estimates and quotes to choose from on one business day?

To review, I'm suggesting, and you can correct me if I'm wrong, that, as a buyer, after acceptance of your offer, if you fail to bring your emd to escrow within the CAR form default of 3 business days, that the seller is contractually limited to issuing buyer a written notice to perform, wherein, the notice to perform limits seller to the right to cancel the already accepted contract with no rights to keep the emd (which he (escrow) never received btw) and no rights to claims of damage and no rights to specific performance and no rights to your first born, etc.Regardless of the contractual accuracy of what I'm saying, this is how serious investors are making non-contingent offers in CA to be competitive.

If you have the tenant waive their right to the whole legislative eviction process, which you can legally do, you can put them out real fast after the legal grace period (5 business days).

After receiving the application from the prospective tenant, I will ask for up to three business days to process the application, because sometimes while doing reference checks it may take that long to get call backs.

I will give you an offer QUICKLY, usually in 1 business day of walking through the property.I will pay cash or buy the property on terms that we can both agree on.The big thing here is, DO YOU REALLY WANT TO SELL THIS WEEK?

When I buy properties, I always include a 10 business day due diligence period to bring out my contractors, get quotes etc. etc. not unlike most of us on Bigger Pockets.
