I did.I DO have motivation and "unrealistic" goals - Before I left Australia I told everyone I was going to have my first cash flow property before I head to the rabbi program in NY at the end of August (a six week window).

Although there are a bunch of popular investment options, property and precious metals such as gold seem to be most preferred ones.

These things may belong somewhere on our "To Do" list, but not at the top.At the end of the day, I think there is actually a pretty short list of things that we NEED to be spending our time on (aka - these are the things that actually make money).Given this, I thought I'd post this question to the BP crowd:If you only had 5 hours per week to work on your real estate business - what would you say are the most important task(s) that you should be spending these precious few hours doing?

My investing interests revolve around real assets and extend beyond real estate into precious metals.I have had some success investing in SFHs in Palmdale and Lancaster CA, picking up properties between 2010-12, using leverage, that are rented out and generating positive cash flow.

During my time in the Military I moved around a lot and already own one SFR in Augusta Ga. and Georgia is where my wife would like to end up back at in the end.

I'm new to the Buy-and-Hold strategy, and currently own two townhouses (rented to tenants) in Columbia County in the Augusta, GA area.  

If you travel a lot, then time is precious to you.
