They were brought to us through our network of developers and lenders.It sounds like you already know what you are looking for so I wont talk about that here, but I did want to say something about finding deals. 4 years ago we had brokers throwing deals after us as there were very few buyers out there, but as you know times have changed, and now you are competing to get the brokers/sellers attention alongside a gazillion other buyers.If there is one thing that I know makes all the difference with getting deals it is to show that you are a serious buyer, and that you can close, fast and with no re-trading.

Co-investing alongside with your wife's IRA brings up another set of challenges.

We represent it, but mainly for our larger owners where we can get extra pricing considerations, alongside with an aggregate based rent protect (meaning they limit their exposure to eviction).

A good way to start might be to narrow down your parameters--what area of town, what's your budget, etc. and then seek a mentor who's done something similar that can walk alongside you as you begin.  

I am 30 years old and along side two partners purchased a 3 unit town house of which I am the sole manager.  

In the meantime I need a loan to help along side new income to get my credit debt down and consolidated and keep bills paid, but cannot get funded.
