If one of your buyers makes the purchase then you would get part of the bird dog fee from the referral.

Stufflike that.And then you can be a bird dog right from your dorm room.Drive around your neighborhood and entire town and findhomes, put them under contract, and sell the contract (notthe home) to an investor.Lots of stuff you can do.Again...welcome.

We also market them by telling the neighbors to tell their friends and we give them a nice kick back if we close their buyer...The last one i did ended up being in total 71% ARV because of serious unforseens (electrical issues and plumbing issues) From that i learned to just always account for that in each budget because im a freak about electrical problems....The one before that 64% ARV FIXED....the one before that 35% ARV fixed....They are out there you have to keep your eye on all of the properties or have an excellent bird dog to find them for you.

2 - Get pre-approved by the bank to see how much I can loan while looking for HML lenders.3 - Price out all my expenses.4 - Find a sample questionnaire to ask potential buyers/sellers.5 - Find a sample of a Letter of Intent.6 - Find a sample of a non-compete agreement, find a sample of a non-disclosure agreement, and find a sample of a Master Fee agreement that I can use as a template when I bird-dog.7 - Find a sample of a purchase contract, find a sample of an assignment contract that I can use as a template when I am wholesaling.If anyone would be so willing to share an old or expired contract, I would be most graceful.
