Those are among the few degrees really necessary to work in their associated fields.

Local Real Estate Investor Associations (REIA's) also are a great place to network and find a mentor or someone to walk you through getting started.

It's a little rough with rates where they are right now for products like a DSCR (Debt Service Coverage Ratio) loan and the associated points you pay out for closing, but the bright side is that if a deal still works despite those rates - there's no reason not to lock it in.

Re-titling real estate can get expensive with the misc. transactional fees associated with the process + you are at risk of the lender triggering the due on sale clause if you don't plan on refinancing the real estate.

This includes critical programs such as: Social Security & Medicare, Medicaid & SNAP (food assistance), Pell Grants & Head Start, and Rental Assistance Programs". 

I would also add that you join your local REIA chapter (Real Estate Investor Association) as it will allow you to network with other STR owners and get more location-specific information. 

There are a lot of thorny issues associated with this transition back to independence.

I am hungry for the knowledge associated with being a successful real estate investor.

I also know I can look at ways of borrowing against that equity (HELOC for example) but I also just feel like if I take debt on that property the cashflow goes down, and then if the association also takes the loan it goes down more, and at that point I don't know why it would be a better option than selling before August.
