Your goal is to build a passive real estate portfolio (we can discuss what passive means to you), so while I don't condone throwing $100k into a deal without even a basic understanding, alternatively doing so will teach you far more lessons than reading a book will.  

Even if someone in these forums were to teach you a creative financing strategy that required zero out of pocket cash and the seller was willing to accept those deal terms, you still aren’t qualified to own real estate with your current balance sheet.

Your job will be to find an investor-friendly brokerage willing to teach.

IE the flipping shows that used to be on TV and then you had the big mentor programs teaching it  ALA Montalongo  Vertucci  etc.  

And then, there is the true catch-22 with gurus, which is: the people that I would want to teach me are very likely too busy and too successful in real estate to be spending time educating competitors.  

Offered to intern/work for him at half the pay as his personal assistant if he would teach me everything he knew.
