Value is generally tied to location,tenant type, rental increases, strength of guaranty, and length of primary lease term with no early termination rights.By the way it doesn't matter if the company has 1,000 locations.You could have parent corp. guarantee, subsidiary of say 100 locations, or they set up LLC for just that one location.

@Ron SharpThere should be lots of threads in the Canadian forums here on BP ... it seems like not a week passes without that very question.Depending upon where you are planning to invest, and what type of asset you are planning to acquire, you may have the option of using a U.S.A. subsidiary of one of the Canadian banks (TD, RBC, BMO) who will lend to you based upon your credit history and income here at home.

I'd have to pick a property up at deep deep discounts just for the brain damage of learning a new market and due diligence required.OTH, if you are a subsidiary of GE Capital and can buy 15 properties in an area, that changes things, I assume you're not in that position.Good luck!

Also, different parts of banks act independently - i.e. at BB&T, you can get a lower rate at a higher closing cost through the mortgage subsidiary, or pay a higher rate and lower closing costs through the bank via portfolio lending.
