I think I am trying to straddle both of these lines somehow, which is why I was wondering if doing a refurb or building on a plot might be my best option as I have a lot of "wants"?

I would use 2 years so that it straddles three income tax returns to make it much easier to prove intent. 

This particular property, because of it's raw state, and its got a big ugly house on it that needs to be demo'd, and it also straddles 2 of the 3 lots, its a little harder to actually see the value in it.

The reason it is so great is that is straddles the fence of appreciation and cash flow.

Charlotte is a great market because it straddles the appreciation market and the cash flow market fairly well.  

its a home on a 89 lot subidivsion that I bought in December and needs to be removed as its straddles 3 lots.should be easy to move since it fronts Ivy st in Canby I am thinking you could snag a nice little small acreage piece between Canby anywhere towards OC or directly south of Canby.. .. be ready to move it in about 6 months so gives U time to figure it out.

Personally, I think you're better off going full turn key or going full BRRRR and not trying to straddle the fence.

I did eventually close on two places in February but the costs straddle two tax years.  

There might be more value with that approach if the house is salvagable and doesn't straddle the proposed new lot line.
