Hi all,I have recently established my land acquisition business with the goal to purchase parcels of land, either within data center opportunity zones or areas with the potential to allow for data center development, rezone the property with submitted plans, then sell to developers ‘shovel-ready’ within the various jurisdictions of the Commonwealth of Virginia.I understand there are multiple mechanisms that come into play including obtaining financing (partnering with an experienced investor), utilizing land-use attorneys, land surveying and engineering firms, appraisers, as well as approval from local planning commissions, board of supervisors, etc.Would there be any investors who are currently active in this niche?

I haven't seen financials but they've stated their net income is 30% (spec) and 20-25% (full custom), shovel to keys in 8-9 months.I'd like to help them execute an outbound S&M strategy but I'm new to this side of the RE world (I was a mortgage lender in a previous life and have some familiarity) and I'm trying to learn more about it.

For example, if you have a contract with the plow guy down the street to shovel your driveway each winter, this is generally personal in nature and will not be binding on the family you sell your home too.

Not sure if she's ever started a lawn mower or shoveled a sidewalk, and not sure her dad will drive 45 minutes to do so.House really seems better suited to the couple, but have an inkling to single woman might be a bit more chill with maintenance stuff has a history of living in some pretty rugged places.

If its a total gut, that changes things...but if it's bought right...Rehabbing will likely be your best bet. new builds set the price premium in every zip code I've ever studied. in addition new builds don't take 9 months. we just built a house in 60 days. we wait till permits are approved and shovel ready, investors buy land cash, entitle, contracts, negotiate with financing, place financing when we are ready and break ground. but we build the same over and over and don't go outside our Floorplans

I know it's hard to cash flow today, especially in the A neighborhoods, but would like to hear what you think.Thanks ground up. you can get a plot of land right now and put 60 units on, I can entitle land with that amount of money and 3x the value through entitlements and sell it shovel ready or bring it as equity so much value. condo entitlement or multifamily is what I'd recommend in miami Greenfield looks like the way to go on in expensive market .... if one can find the land.
